In recent years, the demand for the construction of private country houses and dachas has increased. We learned from practicing designers and architects what to consider when building a dream home and how to avoid mistakes.

«For our latitudes with a sharply continental climate, it is important to have two dwellings: an apartment in the city and a house in nature. This practice is confirmed by the tradition of the lifestyle of the nobility: in winter — in St. Petersburg, and in summer — in the estate in the village. But we are not talking about a dacha in the modern view: a house in nature should be as comfortable as urban housing.

Nevertheless, he may be away from the city: in fact, the road to the country is a relaxation, the process of disconnecting from urban problems and fuss. In a house outside the city, privacy is of great importance — as opposed to the hustle and bustle of the city, a kind of refuge for the soul, so it is better to buy land in the village, on the outskirts. A suburban cooperative is not acceptable: there is a small plot area, which means that dense neighborhood, crowding is inevitable.

Do not consider a summer house as a country house for permanent residence: a seasonal house, despite its year—round use, has its own peculiarity — it can be more «southern» in architecture and layout: a lot of glass, panoramic windows, a mixed layout intertwined with nature.

Of course, such a house should be warm, that is, meet all the requirements of thermal protection and be ready to receive guests all year round — invest in a heating system with remote temperature control. It is important that the house never cools down, that is, it never has a low temperature inside: this will allow furniture, plumbing, bed linen to remain in a comfortable condition. Despite the external simplicity of the task, such a house is not easier, and may be more difficult in planning and constructive solution than just a country house, so be sure to seek help from an architect.»

«One of the important decisions when designing a house will be the choice of the material from which you will build the house. It can be a brick, aerated concrete, a log or a beam. Now many people choose timber because of the apparent ease of construction. Indeed, a lot of companies offer ready-made solutions and projects. But if there are absolute advantages in such a solution, there are also a lot of inconveniences.

For example, at the stage of preparation for construction, it will be necessary to provide a diagram of the electrics of the future house — for cutting channels for hidden wiring. But at this stage, often the designer has not even been chosen yet, not to mention the selection of furniture and light. Everyone probably knows about the shrinkage of the beam and the need to tighten the screws in the load-bearing structures. As well as about the lining of the tile laying areas with additional panels. Add to this the endless cuts that interfere with the arrangement of furniture, and the peculiar «rustic» style of the house, which does not allow you to choose any interior style, for example, classic, and the advantages of building a house from timber are no longer so obvious. In addition, this is not the cheapest type of construction.

My choice is aerated concrete blocks. Modern, eco-friendly and convenient in construction material, economical and versatile. Even if you want to keep the style of a wooden house, they can always be decorated with imitation timber.»

«First of all, there should be a project on which the house is being built — this is not even discussed. And there must be builders who will not be deterred by this project. The question of choosing builders is one of the most important. At one of our facilities, we have been choosing builders for a long time, considering four options. Since we had a very non-standard project, it was important that the construction manager was able to delve into all the details and nuances.

Do not be afraid to ask the builders to see the implemented objects: it is very important to visit those objects that they have already completed. We did exactly that. We were bribed by the fact that the owners of the object, made by one of the construction companies, allowed us to see their house, even conducted a small tour — so they were satisfied. And since it was a rather complex object, we decided to choose this particular construction company, which has already implemented a very complex architecture.»

«If you have decided to build a house from scratch, you only need to build a dream house! And for this you need to take into account a lot of factors. It is necessary to start with a careful selection of the site and its location relative to the access road, the proximity of reservoirs or other natural objects (forest, mountains), which could have a view from the windows.

The shape of the plot should not be too narrow and elongated. And do not be afraid of the slope on the site: in my practice, we have used it very profitably more than once, designing terraces and various zones with viewpoints. After choosing a plot, it is important to properly «plant» the house itself. To do this, the cardinal directions must be taken into account in order to provide the main rooms — the living room, dining room and kitchen — with good insolation. If you spend evenings at home more often, a great solution would be to design the windows of the living room to the west: so you can enjoy the sunsets every day.

It is important to think over all scenarios of suburban life in order to place additional objects on the site (be it a sauna, a swimming pool or a gazebo) and provide functional access to them. It is always good to have a terrace, open or with the possibility of movable glazing.

While working on the planning solution, do not forget to provide enough storage rooms (dressing rooms, storerooms, utility rooms, boiler room) — so it will be possible to save more air and space for life in the main rooms.»

It is also necessary to understand whether the maintenance staff will be present in the life of the house and how deeply it will be integrated into the life of the family. For example, if several drivers are expected, it is important to take into account the schedule of their day when designing — this will help to competently plan a certain amount of space in the garage or properly organize exits from home to cars. All workplaces and routes of movement for cooks, cleaning, tutors, medical staff should be carefully planned for the convenience of their work and the comfort of home owners.

If a working kitchen is supposed to be in the house, where a professional chef will cook, we always develop the optimal route for serving dishes: for example, it can be an elevator. It is also important to correctly calculate the area of the room for storing food and supplies, with all the necessary freezing equipment. And if an ice maker is supposed to be in the kitchen, it will most likely require a direct connection of drinking water.»
